🕓 Check-In: 4pm (Early Check-in is not possible due to our cleaning crew needing to complete their work)

🅿️ Parking: You are allowed a maximum of 6 cars parked at the house. The garage is for guest parking if desired. This is where we store the games and river tubes.

🔓 Entry:
When arriving at the home, you will turn off of E River Road onto our long driveway. Look for our mailbox "1447" and turn & keep straight all the way back (note when passing the pole barn near the beginning, keep to the left!)

For entry into the home, please first grab keys from our lockbox. This is located on the left side door of the garage. Grab those keys and use for the door to the left of the garage (wood door)

We have smart TV's throughout the house.

Septic:
Our home uses a Septic tank. It is extremely important that NOTHING goes into the toilets except human waste and septic safe toilet tissue. THE SEPTIC IS A UNIQUE SEPTIC BEING SO CLOSE TO THE WATER - WE CAN NOT ALLOW MORE THAN 8 PEOPLE TO USE IT AT ONCE IF MORE PEOPLE COME OVER DURING THE DAY FOR HANGING OUT - PLEASE CONTACT MANAGEMENT IF MORE PEOPLE ARE COMING OVER SO THE SEPTIC DOES NOT OVERFLOW AND DAMAGE THE RIVER.
*Please do not flush wipes (even the flushable kind), dental floss, paper towels, feminine hygiene products, etc.) In the kitchen, please throw most food waste into the trash bin. Your help is greatly appreciated.

Master bedroom shower:
Please leave the master bedroom shower door open after using it to prevent mold and mildew build-up.

Pets:
Pets are welcome with a $100 pet fee. This property has a strict 2 pet maximum. Please do not allow pets on the beds or furniture.

Air Conditioning/Heat:
We ask that you be mindful of using the heat in the winter and the AC in the summer, we try to be as eco-friendly as we can be and ask you to do the same while staying in our home.
*Please keep doors closed when using air/heat and utilize the ceiling and standing fans to make yourself even more comfortable.
*Please keep the house at 70 degrees or less during winter stays and return the temperature back to 63 degrees before checking out, and in the summer months please do not go below 68 degrees for AC.

Trash:
Inside the house, there is a trash can and extra trash bags. Please bring all trash to the bins near the end of the driveway (by the pole building). If you are renting during the night of Monday, please bring the bin out to the end of the driveway. No loose garbage or recycling is allowed. Please take your recyclable cans/bottles with you when you go.
*Pick up is on Tuesday early AM

Hot Tub / Sauna:
Please keep the hot tub CLEAN and CLEAR: shower before you get in to get off most particles, oils, cosmetics, and hair and skin products. If you have a cut or infection do not use the hot tub. No shoes, street clothes, pets, food or glass containers in or around the hot tub. Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub. Do not urinate or spit into the hot tub. And please, no “adult activity” while inside the hot tub. For your SAFETY: do not stay in the hot tub for more than 15 – 20 minutes at a time. Keep the water temperature no higher than 104 degrees. Children under 12 should not use the hot tub. Pregnant women and those with a heart condition, high blood pressure or other serious medical condition should consult a doctor before using the hot tub. Young children must be supervised in the hot tub at all times. Be careful entering and exiting the hot tub. Use the hot tub at your own risk. These rules are not to prevent you from enjoying yourself, they are meant to keep you healthy and safe and to keep the water from getting cloudy. If a hot tub is dirty/cloudy, you will not want to use it as it is unsafe. Also, you will be charged a $100 hot tub cleaning fee if the hot tub is dirty/cloudy.

The Boardman River:
Please be careful around the river because the current can be quite strong and steady. It is shallow but still can carry you quickly, adult supervision for children is advised while playing in the water. For a fun night, we have lights that line the river! To turn these on, use the switch near the bottom of the stairs (only visible at night). We supply 8 large tubes to use in the river, please respect them and make sure they are left tidy in the garage before check out.

Fireplaces:
If you use the fireplace we ask that you are careful and to not go to bed with any hot coals still burning in it. We DO provide wood, which is kept on the right exterior wall of the garage.  To use the fireplace, please make sure the flue is open. It's located on the interior light side. Please push forward to open and please make sure to close when you leave.
**Please don’t use real candles inside.

Firepit:
Please use with caution, as Management is not responsible for any misuse. Please ensure the fire is completely out before leaving or going to bed. Many people in the area (Mayfield Store, Gas Stations) will have firewood for sale.

Water:
Our home is on a well. The water is safe to drink but can sometimes have a flavor that people don’t like. The water in the refrigerator is filtered and tastes great. Occasionally, if the electricity goes out even for a minute, the water and you may find the water tastes bad from the sink. If so, let it run for 5 minutes and it will clear up quickly.

Towels and linens:
We provide all linens and bath towels for our guests. Please be respectful of them and keep from using them as makeup removal towels, or cleaning up large spills with them.

Nature:
Our property is home to many lovely creatures from baby ducklings to fish and turtles. Please respect nature and be careful not to damage anything. Please keep the doors/screens closed to keep nature (bugs, critters) outside. No hunting is allowed on the property.

Neighbors:
We have wonderful neighbors – please be respectful so we can continue to rent our home. Even though you can’t see them, they can hear you. No fireworks (except on the 4th of July) and please try not to be loud after 10 pm.

***Important information **This rental property is located in a quiet & peaceful neighborhood. Our neighbors must be treated with respect! In order for us to continue to rent, our guests are asked to follow these neighborhood rules: no parties & loud gatherings, always be respectful of neighbors by keeping noise and music at a respectful level, no parking on the street, and no more than (6) cars in total, no excessive trash on the road (if you have any extra trash that won't fit in the bins please keep in the garage & management will take care of it next trash day!), and finally- to be respectful of the wildlife! Failure to abide by these rules will result in loss of security deposit!!

Guest fun:
Please enjoy the volleyball net and ping-pong table! We also have 2 kayaks as well as 8 tubes to use in the river!

Lawn Service/Plow Service:
Our lawn service typically comes on Tuesdays. Sometimes because of the weather or holidays, they may come Monday or Wednesday. They only stay for about 15 minutes. Please make sure toys are removed from the lawn. In the winter, plowing service comes after each storm.

Grill:
We have a propane grill for your use, please be careful while using it and use at your own risk. This is located in the garage, please bring it outside and pull it far away from the home/garage. When you are done, please bring back inside and ensure everything is set to off. We want to be sure this is not left out overnight!

Laundry:
A washer and dryer are located in the back of the house next to the fridge and freezer. The dryer is best used in a hot setting. Laundry soap is provided.

Coffee:
We have a Keurig coffee maker. We provide some K-Cups for you but please feel free to bring your own!

Kitchen:
We have equipped the kitchen with all the essentials you may need for cooking meals! This only includes starting spices and oils as well as basic pots, pans, knives, spatulas etc.

Things to note, please:
NO smoking (of any kind) in the home
Please no food in the bedrooms
Respect the quiet hours of 10 PM - 7 AM (sound carries on the river!)
No hunting of any kind on the property- but please fish away!
Please be respectful of the piano in the home
If you move any furniture during your stay please move back before checking out

Meijer, Aldi, Sam’s Club, Target, Costco, etc. are all available in Traverse City – approx. 10 miles.

Paddle the Boardman River - take off from the river out front and plan a route that works for you (Paddle TC can help!)
Rent bikes / skis / snowshoes / etc & explore the area! We recommend using Brick Wheels for rentals!
Go on a wine tour (both Old Mission Peninsula and/or Leelanau Peninsula)
TART Trail - connecting E Traverse City to Suttons Bay. recreational trail
VASA Trail - offering mountain bikers /XC skiers a unique loop. 15K trail (less hilly) and 25K trail (hilly)

🔒 Check-Out: 10am (our cleaning service will arrive at the house promptly at 10am). Please message us at least 24 hours prior to your check out to request a late checkout, which may or may not be available.

📋 Before checking out we ask that you:

  • Please wash all used dishes (just load the dishwasher and run it)

  • Strip all the beds (you can put the sheets at the foot of the beds)

  • Remove all food from the refrigerator & freezer

  • If you have extra trash, please take them to the bin in the driveway

  • Close and lock all doors (except the door from the house to the garage) and windows

  • Close the shades

  • Reset the thermostat to 65 degrees
